20+ Years Across the Real Estate Data Ecosystem
My experience with real estate data extends across the complete lifecycle — from understanding the original public record and source, to evaluating providers, licensing and negotiating data, designing processing logic, supporting customers, creating derived insights, and turning data into commercial products.
I have worked both for data providers and as a customer of data providers. That perspective helps me evaluate more than coverage or field counts. I consider quality, currency, ownership versus resale, licensing, cost, operational friction, support, scalability, and the overall value of the partnership.
Public Record Data
The foundation of the industry. Everything recorded against a property — who owns it, what they paid, what they owe, and what has been filed against it.

Inventory Trends
Historical snapshots used to understand how a universe or market changed over time.
The goal is not simply reporting historical numbers. It is identifying the signals, changes, and relationships that help businesses make better decisions.
Created & Conceptualized Data Products
Some of the most valuable data does not exist as a single raw source. Over my career, I have identified opportunities to turn existing data into new intelligence, defined the logic and intended outcomes, and created the detailed requirements developers needed to bring those concepts to life.
Vacant Properties
Nationwide identification of properties likely to be vacant.
Flipper Activity
Identification of property flippers and their historical activity.
Linked Properties
Identification of properties associated through current ownership.
Master Address
A comprehensive address intelligence concept linking addresses to the parcels on which they exist, supporting applications such as type-ahead search and improved unit and property understanding.
Tired Landlords
Identification of landlord ownership patterns relevant to potential disposition opportunities.
Zombie Properties
Identification of properties exhibiting characteristics associated with abandoned or distressed foreclosure situations.
Cash Buyers
Identification and analysis of cash-purchase activity.
Motivation to Sell
Data-driven identification of signals relevant to potential seller motivation.
Motivation to Refinance
Identification of signals relevant to potential refinance opportunities.
Motivation for Solar
Identification of characteristics relevant to potential solar opportunities.
Motivation for Construction / Renovation
Identification of characteristics relevant to construction or renovation opportunities.
Motivation for Roof Repair
Identification of characteristics relevant to potential roofing needs and opportunities.
In each case Tyler personally identified or conceptualized the business logic and created the detailed requirements that enabled development teams to bring the product or concept to life. The underlying formulas, source combinations, and implementation logic remain proprietary to the businesses that built them.
Knowing the Data Is Only Part of the Decision
Two providers may appear to offer the same dataset while delivering very different outcomes. I help companies evaluate the complete relationship: where the data originates, whether it is owned or resold, coverage, currency, accuracy, licensing flexibility, support, cost, scalability, operational ease, and the provider's ability to grow with the business.
My experience as both a data provider and a data customer gives me a practical understanding of the tradeoffs that are difficult to learn from a specification sheet alone.
What gets evaluated
- Where the data originates
- Owned or resold
- Coverage
- Currency
- Accuracy
- Licensing flexibility
- Support
- Cost
- Scalability
- Operational ease
- Ability to grow with the business
